  • New-area immaturity in Cuiheng. Many compounds opened in 2023 to 2025 with services still building out.
  • Typhoon and storm risk. GBA coastal location; the bridge closes during severe weather.
  • Traffic queues at peak hours on the bridge. 30-min off-peak becomes 90-min in school-run peaks.
  • Cantonese-dominant in older Shiqi. Mandarin-only parents may struggle in local markets.

  • Buying Sanxiang/Tanzhou for the price. Industrial proximity, weak hospital depth, no metro.
  • Skipping Shiqi. The mature core has the best daily life; the bridge buyer reflex often misses it.
