A genuine coastal city, with caveats
Xiamen is one of China’s most attractive mid-sized coastal cities — green, low-rise in many districts, Hokkien-speaking, with strong tertiary hospitals and one of the country’s best airports for Taiwan and Southeast Asia connections. The trade-off is that prime island pricing is high; the win is choosing the right off-island neighborhood (Haicang, Jimei, Tong’an) with usable hospital, market, and transit access.
A day in Haicang District, Xiamen
- Morning: 沙茶面 and a glass of fresh soy milk at the corner shop, the sea wind carrying salt and frangipani through the open door.
- Midday: A walk under the banyan trees in Wuyuan Bay Park, white-tailed kites circling overhead.
- Evening: Steamed razor clams and 海蛎煎 on a quiet terrace, then a stroll along the bridge promenade with the Xiamen Island skyline lit up across the bay.
Why families pick this city
Xiamen has been one of China’s most-recommended coastal cities for decades, and the recommendation holds up under scrutiny. The medical infrastructure is real: First Affiliated Hospital of Xiamen University, Zhongshan Hospital of Xiamen University, and several specialist institutions form a tertiary cluster that handles complex cardiology, oncology, ophthalmology, and orthopaedics.
The cultural fit for Hokkien-speaking diaspora — Taiwanese, Singaporean, Malaysian, Quanzhou and Zhangzhou roots — is uniquely strong. The food culture (沙茶面, 海蛎煎, 烧肉粽, Anxi tea), the language (Hokkien is widely spoken in markets and family settings), and the cross-strait historical layer all read as familiar to families with these roots.
The catch is pricing. Xiamen Island (Siming and Huli districts) is genuinely expensive — listing data shows prime stock at ¥30,000–60,000+/sqm. Off-island districts (Haicang, Jimei, Tong’an) fall into a more reasonable ¥15,000–28,000/sqm range, with rents of ¥3,500–6,500/month for mid-tier furnished units.
A day in the life
A day in Haicang or Jimei (off-island districts most commonly chosen by retirees) starts with a walk before the heat builds — Wuyuan Bay, Yundang Lake (on the island), or any of the dozens of coastal promenades. The wet markets open early; the seafood is genuinely fresh. Breakfast is often a sit-down meal at a small shop — Fujianese 沙茶面 or 卤面 with a cup of fresh-pressed soy milk.
Mid-day life is home-centered. Domestic helpers are easy to hire in Xiamen at standard GBA-equivalent rates. Lunch is typically a fresh-cooked home meal — Fujianese cuisine emphasizes soups, steamed fish, and lightly stir-fried greens.
Afternoons cluster around community life. 老年大学 programs run extensive courses in calligraphy, Hokkien opera (歌仔戏), tea ceremony (功夫茶), and dance. Public parks are generously planted and heavily used.
Evenings end early — by 10 PM most residential streets in Haicang and Jimei are quiet.
Healthcare access
- 1
Routine and tertiary local care
First Affiliated Hospital of Xiamen University and Zhongshan Hospital of Xiamen University both 三甲 — handle most specialist needs. 25–45 minutes door-to-door from Haicang or Jimei via bridge or tunnel.
- 2
International-facing fallback
Xiamen Eye Center for vision-related specialist work; consider Hong Kong or Shanghai for English-language private care, second opinions, or international-insurance procedures.
- 3
Regional specialist
Shanghai or Guangzhou via direct HSR for highly specialized cases (rare cancers, complex transplants).
Practical notes:
- Island vs. off-island travel times matter for any frequent hospital visit. Verify on a weekday rush hour from the specific compound to the specific hospital, not by Baidu Maps estimate.
- 陪诊 (péi zhěn) services are well-developed in Xiamen at ¥250–450 per half-day.
- Both major tertiary hospitals run WeChat miniprogram booking systems; an adult child can help register from overseas, but on-site help on the day is usually still needed.
Housing — what your money buys
Named neighborhoods worth scouting:
- Haicang District (海沧区) — off-island, mid-tier pricing, bridge connection to the island, parks and waterfront, popular with families.
- Jimei District (集美区) — off-island, university-adjacent, well-served by metro and bridges, mid-tier pricing.
- Tong’an District (同安区) — further out, lower pricing, more residential, weaker tertiary access.
- Siming District (思明区) — the central island district, high price, polished but tourist-pressured.
- Huli District (湖里区) — northern island, mixed residential and commercial, mid-to-high.
Typical rental translations:
- 70 sqm two-bedroom in Haicang or Jimei: ¥3,500–5,500/month furnished.
- 100 sqm three-bedroom in mid-tier off-island: ¥4,500–7,000/month.
- Premium Siming island stock: ¥7,500–12,000/month and up.
Inspection priorities:
- Hill or stair-only units are common, especially in older Siming neighborhoods. Verify elevator access ruthlessly for an aging parent.
- Bridge / tunnel commute — test the off-island-to-tertiary-hospital route at hospital-trip times.
- Bathroom safety, balcony rails, dehumidifier capacity — universal.
- Tourism-driven noise — verify weekend and holiday street noise in Siming and waterfront stock.
Daily life and helpers
- Hourly help (钟点工): ¥30–55/hour.
- Live-in 阿姨: ¥4,500–7,500/month.
- 陪诊 (péi zhěn): ¥250–450 per half-day.
- 护工 (hù gōng) inpatient care aide: ¥250–400/day.
Markets, mobility, and entertainment:
- Wet markets in Haicang, Jimei, and Siming are excellent — fresh Taiwan Strait seafood, Fujianese vegetables, herbal medicine.
- Xiamen Metro covers the island and key off-island corridors; bus network is dense.
- Free public spaces — Wuyuan Bay Park, Yundang Lake, Gulangyu (touristic), seven-mile coastal walk.
- 老年大学 programs include Hokkien opera, calligraphy, painting, tea ceremony, dance, choir.
25-hour weekly care test
Comparing Malaysia home-care rates with China helper/companion planning ranges. China rows are shown in RMB.
| Scenario | Hourly rate | Weekly (25 hrs) | Annual |
|---|---|---|---|
| Malaysia (home care) | MYR20 | MYR500 | MYR26,000 |
| China helper / companion (lower planning range) | ¥4 | ¥100 | ¥5,200 |
| China helper / companion (upper planning range) | ¥8 | ¥200 | ¥10,400 |
Rates vary by city, experience, language needs, task scope, agency margin, and whether the family needs medical or bedside support. Treat these as orientation numbers, not quotes.
Getting around and getting out
- Xiamen Metro Lines 1, 2, 3 (and expanding) connect the island and key off-island districts; verify your candidate compound’s walking distance to a station.
- Xiamen Gaoqi (XMN) airport handles Taiwan, Hong Kong, Singapore, Malaysia, Japan, Korea, and major mainland routes; 30–60 minutes from most retiree districts.
- HSR: Xiamen North connects to Fuzhou, Shanghai, Hangzhou, Shenzhen, Guangzhou on the national network.
Climate calendar
Mild winters (13–19°C), humid spring, hot humid summer (28–33°C), typhoon season July–September, pleasant October–November shoulder. Coastal moderation softens extremes. Damp is the practical winter issue.
Who this city is NOT for
Where Xiamen is the wrong choice
Xiamen is the wrong base if the parent:
- Cannot afford or justify island-district pricing and is reluctant to live off-island.
- Has limited mobility and is considering a hilltop or stair-only Siming property — the postcard view becomes a daily trap.
- Has no Hokkien-cultural connection — daily belonging is slower than the airport convenience suggests.
- Cannot tolerate typhoons or coastal humidity.
- Wants the lowest possible cost — Jiaomei or Zhangzhou give similar regional access at materially lower pricing.
